Atlanta and South Fulton
Fulton isn't one market. Atlanta rents more than it owns. South Fulton owns at 71.5 percent. The work that follows is not the same.
Atlanta is about 70 minutes at 58.3 road miles, South Fulton about 87 at 70 miles, both down I-75.
Between them Atlanta and South Fulton hold 309,630 homes, and 138,636 of those are owner occupied. The split is the interesting part: Atlanta sits at 46.4 percent, so most of the housing stock is rented, while South Fulton runs 71.5 percent. We build for people who own the yard they're standing in, which makes South Fulton the denser opportunity of the two even though Atlanta is five times the size.
The median Atlanta house dates to 1989 and the median South Fulton house to 2003, fourteen years apart in the same county. That's the difference between a deck that has already been replaced once and one still on its original frame. In Atlanta the honest first question is usually whether you're looking at a repair or a new deck on a new frame. In South Fulton it's more often an addition to something sound, and composite decking is worth pricing on a house that age.
The Chattahoochee touches both places, 3.5 square miles of water inside Atlanta and 3.72 inside South Fulton, and there are dozens of smaller lakes and creeks besides. Water near a build changes the footing and the drainage behind a retaining wall, and neither of those reads off a satellite image. It's the main reason we come and stand in the spot before putting a number on it.
Atlanta is about seventy minutes from the shop and South Fulton nearer ninety. That's a real drive, and it means Fulton work gets grouped rather than dropped in one job at a time.
