Powder Springs is mostly nineties housing, 1996 being the middle of it. A deck framed with a house of that age is near thirty and has usually had at least one round of board replacement without the frame being touched. On flat ground the failure is slower and less dramatic than on a slope, which is exactly why it gets left. Deck repair and replacement covers what's worth saving, and railings and stairs is where the age turns into a safety question.

Four homes in five are owned by the people in them, which is the profile of a town where improvements are made for the person making them, not for a future buyer, and it makes Powder Springs one of the strongest pergola markets we have. A pergola or a solid patio cover is the purchase that profile produces more than any other, and on flat ground it can go freestanding in the middle of the yard with no tie to the house.
Powder Springs has no named lake, pond or river inside the city line. The honest case for a screened porch here's the flat lot: with no slope to catch a breeze, a screened room with a fan does the work that elevation does in Dalton.
From 894 to 1,016 feet is 122 feet of change across the entire boundary, less than a sixth of Dalton. Powder Springs is a weak retaining wall market. Where a wall does get built here it's nearly always a low seat wall or a raised bed, which is a hardscape job, not a structural one.
Three named streams cross the boundary, which is few, and on ground this flat that matters more than it sounds. Flat land doesn't shed water on its own. A patio laid dead level here will hold a puddle for two days, so the fall has to be built into it deliberately.

On a flat lot like most of Powder Springs, freestanding gives you the choice of where the shade lands. Attached is cheaper to build and keeps the roof line simple. It comes down to where you actually sit.
Sometimes, depending on how it was laid and how much fall there's to work with. It's worth looking at before assuming a rebuild.
