Dalton has more vertical change inside its city limits than any other market we cover, which makes it a wall town before it is a deck town.

From one side of the Dalton city line to the other the ground climbs 741 feet, more than in any town we build in and by a wide margin, and on a Dalton lot that's what decides most of what gets built. Inside that line are 34,538 people and 13,440 homes, 6,493 of them owner occupied.
Dalton houses are 1982 down the middle, older than any Cherokee town we cover and most of the Cobb ones. A deck of that age on a steep lot is carrying loads the flat-lot version never sees, because the posts are longer, the lateral bracing matters more and the ground around the footings moves. Which is why the first thing worth looking at is the frame, not the surface. That's what deck repair and replacement starts from, and railings and stairs take the most abuse on a deck that stands this far off the ground.

Eleven named streams cross the Dalton boundary. On steep ground that's a lot of defined channels moving a lot of water quickly, and every hard surface added above one of them raises the volume. Patios, walkways and steps here are laid out to hand that water off deliberately.
